			<content:encoded><![CDATA[<p></p><p>Berlin used to have  3 airports, but is now following another strategy. The idea is to bundle all in- and out-bound flights in one location. Therefore the little but super central Inner-City Airport Tempelhof was closed down in 2008. This year (2-3-June of 2012) the second airport which is still really close to the center is Berlin-Tegel will be closed down as well. The third airport is the old GDR airport location, which will be closed as well because the new airport is built just next to the old one (still in use).</p>

<p>From a transportation point of view its a pitty that they have closed the two airports. From a real estate point of view its at least interesting. After all two huge areas will be available for developments in the near future, both well located. As well as the opportunities at the new central airport Schoenfeld in the south-east of the city.</p>
<p>I am not a commercial developer (just residential) but I&#8217;d love to built a &#8220;Automotive Center&#8221; close to the gate(s). A real playground for all things car in the car lover and car manufactur land Germany.</p>

<p>If you want a quick overview as a property buyer this audiofile is right for you.</p>
<p>This is an interview I gave to <a href="http://www.linkedin.com/in/marielanghout">Marie Langhout</a> of <a href="http://www.nuwireinvestor.com/Default.aspx">nuwireinvestor.com</a> in 2007. Its still more than up-to-date today (2010).</p>
<p>I am an advisor and broker for individuals, as well as for institutional investors.</p>
<p>I have a strong opinion and will never just sell to you, but advise you even after you bought. However I think its not worth coming to Berlin if you have less than 75.000 Euro in equity. I even think that as a foreigner (with no German language knowledge) you should only invest in a block (multi-family house) or a house (single/double family home) NOT in a condo, because of several reasons (you find a detailed &#8220;<a title="Why you should not buy a flat as a foreigner in Berlin" href="http://berlininvestment.com/why-you-should-not-buy-a-flat">why you should not buy a condo/flat here.</a>&#8220;). The main reason is that if you own the place 100% (together with the bank) you can choose the property administrator and you are the boss, you decide, not a mixed community of self-users, crazy non investors, and only German speaking, self-interested unprofessional property managers. 			<content:encoded><![CDATA[<p></p><p>While Berlin Mitte and Prenzlauer Berg is the main hunting area for Berlin based hotel and residential developers, Friedrichshain seems to gain traction, due to high prices and short suplly in Mitte and Prenzlauer Berg. With prices outreaching 3500 Euro/sqm Berlin Mitte and Prenzlauer Berg is no longer suitable for &#8220;normal&#8221; families with 2 incomes and 2-3 (!) kids.</p>
<p>For example, condo project <a href="http://www.gleim50.com/">Gleimstr. 50</a> (Gleimkiez in Prenzlauer Berg) of developer <a href="http://natulis.de/">natulis AG</a> in a more northern part of Prenzlauer Berg sold for 2850 Euro/sqm back in 2008 and would cost today 3500 Euro and more today in the same location and quality. Yet unfinancable by people with a &#8220;normal&#8221; income.</p>
<p>Developers now turn heads towards <a href="http://en.wikipedia.org/wiki/Friedrichshain">Friedrichshain</a>, especially in former redevelopement area &#8220;Samariterviertel&#8221; and Simon-Dach-Kiez, arround Boxhagener Platz lots of plots are still unbuildt (does not mean on sale). One part of Friedrichain is allready heavily developed, the Island Stralau half surrounded by the river spree.</p>
<p>Now Berlin/Leipzig based <a href="http://www.agromex.de/english/profil.html">Agromex GmbH &#038; Co. KG</a>, developer of townhouse project <a href="http://www.hafenquartier-mitte.com/">Hafenquartier Mitte</a>, revealed plans for a new condo project in <a href="http://maps.google.com/maps?f=q&#038;source=s_q&#038;hl=de&#038;geocode=&#038;q=dolzigerstr.+21+berlin&#038;sll=52.531494,13.402725&#038;sspn=0.006931,0.013797&#038;ie=UTF8&#038;hq=&#038;hnear=Dolziger+Stra%C3%9Fe+21,+Berlin+10247+Berlin,+Deutschland&#038;ll=52.518251,13.468943&#038;spn=0.001733,0.003449&#038;t=h&#038;z=18">Dolzigerstr. 19/20 and 21/22</a>, according to Thomas Daily 45 flats are planned. </p>
